1 Introduction
These Terms and Conditions ("Terms") govern your use of the Jungle Dunia website (jungledunia.pk) and all services provided by Jungle Dunia, including agroforestry investment plans, land ownership, farm management, and related agricultural operations in Pakistan.
By using our website or purchasing an investment plan, you acknowledge that you have read, understood, and agree to be bound by these Terms. If you do not agree, please do not use our website or services.
2 About Jungle Dunia
Jungle Dunia is an agroforestry investment and land management company operating in Pakistan. We offer agricultural land plots with expert farm management services, including plantation setup, irrigation, harvesting, oil extraction, and transparent revenue sharing from crop and oil production.
Our registered operations are based in Lahore, Punjab, Pakistan, with project land located in designated agricultural zones.
3 Eligibility
To purchase an investment plan, you must:
- Be at least 18 years of age
- Be a Pakistani citizen or hold valid documentation for land ownership in Pakistan as per applicable provincial laws
- Provide accurate and truthful information during the booking and registration process
- Have the legal capacity to enter into a binding agreement
4 Investment Plans and Pricing
4.1 Available Plans
We currently offer two investment plans: 1 Kanal Agroforestry Plot and 2 Kanal Agroforestry Plot. Each plan includes 2.5 years of expert farm management at no additional cost, covering plantation setup, crop seeds, irrigation infrastructure, fertilizers, harvesting, and pruning services as detailed on our Investment page.
4.2 Pricing
- All prices are listed in Pakistani Rupees (PKR) as the base currency
- Prices displayed in USD, GBP, and AED on our website are approximate conversions and provided for reference only. All transactions are in PKR
- Prices are subject to revision. Contact us to confirm the latest rates before making a purchase decision
4.3 Payment Structure
- A down payment is required at the time of booking to reserve your plot
- The remaining balance can be paid through monthly or quarterly installments over a 36 month period
- Installment amounts are fixed at the time of booking. There is no interest (markup) component, and installments do not increase over the payment period
- All payment schedules, amounts, and due dates are documented in your individual Sale Agreement
4.4 Cash Payment Discount
A 10% discount on the total plan price is available for investors who pay the full amount in cash at the time of booking or within 7 days of signing the Sale Agreement.
5 Booking and Sale Agreement
5.1 Booking Process
- Upon expressing intent to purchase, you will receive a detailed quotation and payment plan
- A formal Sale Agreement will be prepared outlining all terms, payment schedule, plot details, and obligations of both parties
- The Sale Agreement is a legally binding contract under the Transfer of Property Act, 1882
- Both parties must sign the Sale Agreement before any payment is accepted
5.2 Due Diligence
6 Land Ownership and Registration
6.1 Registry (Bay-e-Nama)
Upon completion of the Sale Agreement and down payment, the property sale is formalized through a Sale Deed (Registry/Bay-e-Nama), which legally documents the transaction at the relevant Sub-Registrar office.
6.2 Inteqal (Mutation/Transfer of Ownership)
Following Registry, the Inteqal (mutation) process updates government land records to reflect you as the new owner. While Inteqal is technically optional, we facilitate and recommend it for all investors to ensure your ownership is fully documented in revenue records.
6.3 Registration Costs
Government fees, including stamp duty, Capital Value Tax (CVT), registration fee, and any applicable town tax, are the responsibility of the investor unless otherwise stated in the Sale Agreement. Jungle Dunia will assist and guide you through the entire registration process.
6.4 Possession
Physical possession of the plot is handed over on the day of Registry completion. You have full rights to visit, inspect, and verify your land at any time after possession.
7 Farm Management Services
7.1 Free Management Period (First 2.5 Years)
- Plantation and crop setup (oil seed crops, timber trees, and intercropping)
- Irrigation system installation and maintenance
- Organic fertilizer application
- Seasonal harvesting and crop cutting
- Pruning, pest control, and soil health maintenance
- Regular progress updates to the investor
7.2 After the Free Management Period
After 2.5 years, you have full flexibility to continue with Jungle Dunia's management at a nominal fee, manage independently, or hire a third party. By this stage, trees are typically mature and maintenance requirements are significantly reduced.
8 Revenue Sharing
8.1 The 60/30/10 Distribution
- 60% to the investor (you)
- 30% for processing costs (cold press oil extraction, packaging, quality testing, and market distribution)
- 10% for operations (land maintenance, team wages, equipment, and infrastructure)
8.2 Revenue Sources
Your revenue share comes from all production on your plot, including oil sales, crop sales, timber harvest, and any other agricultural output. Revenue distribution begins after the first processed and sold harvest.
8.3 Transparency and Reporting
You will receive regular updates on farm activity and revenue reports after each harvest cycle with a clear breakdown. You have the right to request detailed reports and visit the site to verify operations at any time.
9 Nature of Agricultural Enterprise
Prospective investors are welcome to review historical production data from our existing plots during a site visit. We believe informed investors make the best long term partners.
10 Ownership Transfer and Resale
As the legal owner, you have the right to sell, transfer, gift, or bequeath your land at any time, subject to standard legal procedures under Pakistani property law. Jungle Dunia can assist with coordination but is not a party to private resale transactions.
In the event of ownership transfer during the free management period, the new owner may continue receiving management services for the remainder of the original 2.5 year term, subject to a new agreement.
11 Cancellation and Refund
11.1 Before Registry (Sale Deed)
If you wish to cancel before the Registry process is completed, contact us immediately in writing. Refund of amounts paid will be processed after deducting any administrative costs or government fees already incurred. Refund timeline: within 30 business days.
11.2 After Registry
Once Registry is complete and the Sale Deed is executed, the land is legally yours. Standard cancellation does not apply. You may choose to resell the plot through normal legal channels.
11.3 Non Payment
If installment payments are not received for 90 or more consecutive days without prior communication, we will contact you to understand the situation and find a workable solution. Formal action will only be taken after reasonable attempts to reach a resolution.
12 Site Visits
- Site visits are available free of charge for prospective and existing investors
- Appointments can be scheduled by phone or WhatsApp
- We encourage all prospective investors to visit before making a purchase decision
- Transportation assistance from our Lahore office can be arranged upon request
13 Intellectual Property
All content on jungledunia.pk, including text, images, photographs, logos, graphics, and website design, is the property of Jungle Dunia and is protected under applicable intellectual property laws of Pakistan.
14 Website Disclaimer
While we make every effort to keep our website information accurate, the content is provided for general informational purposes. For the most current pricing, availability, and terms, please contact us directly. Currency conversions are approximate. All binding agreements are conducted in PKR.
15 Limitation of Liability
- Variations in agricultural yield or revenue caused by weather, climate events, or other natural factors
- Delays caused by government policy changes, regulatory actions, or events of force majeure
- Inaccuracies in third party data displayed on our website
- Any losses resulting from your failure to provide accurate information or comply with payment obligations
Our total liability under any circumstance shall not exceed the amounts actually paid by you under your Sale Agreement.
16 Indemnification
You agree to indemnify and hold Jungle Dunia, its directors, employees, and agents harmless from any claims, damages, or expenses arising from your breach of these Terms, misuse of the website, or any violation of applicable law.
17 Dispute Resolution
- Step 1: Direct communication and good faith negotiation between both parties
- Step 2: Mediation through a mutually agreed upon mediator
- Step 3: Arbitration or legal proceedings under the jurisdiction of courts in Lahore, Pakistan
Both parties agree to make every reasonable effort to resolve disputes amicably before pursuing formal legal action.
18 Governing Law
These Terms are governed by the laws of the Islamic Republic of Pakistan, including the Transfer of Property Act, 1882 and applicable provincial land and revenue laws. Legal proceedings shall be subject to the exclusive jurisdiction of courts in Lahore, Punjab, Pakistan.
19 Shariah Compliance
- Investors own real, tangible land (not financial instruments)
- Revenue comes from actual crops, oil production, and timber
- There is no interest (riba) in payment plans. Installments are fixed and do not increase
- The revenue sharing model is based on actual production and sales
20 Severability
If any provision of these Terms is found to be invalid by a competent court, the remaining provisions shall continue in full force. The invalid provision will be modified to the minimum extent necessary.
21 Entire Agreement
These Terms, together with our Privacy Policy and your individual Sale Agreement, constitute the entire agreement between you and Jungle Dunia. In the event of any conflict, the signed Sale Agreement shall take precedence.
22 Changes to These Terms
We may update these Terms from time to time. Significant changes will be communicated to existing investors directly. Updated Terms will be posted on this page with a revised effective date. Continued use of our website constitutes acceptance of updated Terms.
